Most veterans who land here have already been told no somewhere else, or they are trying to figure out whether it is even worth applying. The Pathfinder sorts that out. It asks what you are trying to do, where your credit sits, and whether anything happened in the last few years that a lender will ask about, then it tells you which path applies and what actually gets looked at on that path.

How the Pathfinder works

You answer a handful of questions. The tool branches, so what you answer first changes what it asks next. A veteran refinancing does not get asked about down payments, and someone in an active Chapter 13 gets asked about the plan and the trustee instead of generic credit questions.

At the end you get your path, what is usually looked at on that path, and the next step. Then you can send it to me so I have your answers in front of me before we talk. That part is optional. Calling is faster.

Does this pull my credit?

No. There is no credit check, no soft pull, and no hard pull. The Pathfinder only knows what you tell it, which is why the credit question is a range and not a number.

Is this a preapproval?

No, and it is not an approval, a denial, or a commitment to lend. A real preapproval requires a full application, a credit report, and income and asset documentation. The Pathfinder is a starting point that tells you which conversation to have.

What if my credit is bad?

Then you are in the right place, because that is most of what I do. VA itself does not set a minimum credit score. Lenders set their own minimums on top of the VA rules, which is why the same veteran can be turned down at one place and approved at another.
