So if the VA does not require a specific score, why do so many veterans get told they need a 620 or higher? That is where lender overlays come in.

Why Most Lenders Require a 620 (and Why That Is Not the Full Story)

Individual lenders set their own credit score minimums on top of VA guidelines. These are called "overlays." The most common cutoff is 620, but some of the bigger lenders want 640 or even 680.

That does not mean you are out of options if your score is below 620. It means you need a different lender. A few specialized lenders will work with scores in the 500 to 580 range by using manual underwriting instead of running everything through an automated system.

How to Get Approved With a Lower Score

If your score is below 620, manual underwriting is usually the path forward. During manual underwriting, a real person reviews your full financial picture instead of letting software make the call. Compensating factors that help include:

  • Strong residual income (money left over after all bills)
  • Stable employment history
  • Low debt-to-income ratio
  • Cash reserves in the bank
