There is no national disabled veteran property tax exemption. There are 51 of them, one per state plus the District of Columbia, and they disagree with each other about almost everything: the rating you need, whether the benefit is a dollar amount or the whole bill, which office you file with, what the deadline is, and whether a surviving spouse keeps it.
That is why this guide is a directory rather than one long article. I wrote a dedicated page for every state. Each one covers what the exemption is worth, exactly who qualifies, the form number to file, the office to file it with, the filing deadline, whether you can get prior years refunded, and the part most articles skip: whether a lender can count it before you close.
I am a VA loan specialist, not a tax preparer, so I care about this for a specific reason. Whether an underwriter is allowed to count the exemption before closing can be the difference between an approval and a denial on a tight file. Four states put a pre-purchase determination in the statute, Virginia, Maryland, Utah, and Alabama for closings on or after October 1, 2026. Everywhere else it is a lender decision, and lenders disagree with each other, so it is worth shopping. Each state page answers that question for that state.
