Carlos Scarpero, VA Mortgage Specialist, NMLS 1674385

If another lender sent you a Loan Estimate, send it to me and I will look at it against what I can find for you. Edge Home Finance, LLC is a mortgage broker with access to over 150 lenders, so I shop the market instead of selling you one company’s pricing. Upload it below, or skip the form and call or text me at 937-572-3713.

I am not going to tell you what your fees should look like before I see your scenario. Loan amount, credit, property type, occupancy and timing all move the numbers, and anyone quoting you without those details is guessing. Send the document and tell me what you are trying to do.

What is a Loan Estimate?

It is the three page form a lender must give you within three business days of your application. Page one has your loan amount, rate, and whether the rate is locked. Page two itemizes what you are being charged. Page three shows the comparisons, including what you will have paid in five years. It is a standardized federal form, which is what makes it worth comparing.

What happens after I send it?

It comes straight to me with whatever you told me about your situation. I look at your actual scenario and come back to you. If your rate lock or closing date is close, call instead. That moves faster than email.

Do I have to already have a Loan Estimate?

No. The upload is optional. If you are still shopping, send the form anyway and tell me where you are in the process. If you are earlier than that, the VA Loan Pathfinder is a better starting point, and the VA loan calculators can help you frame the numbers.

This is not an offer to lend or a guarantee of approval. For any questions, please call or text me at 937-572-3713.
